WHY HAVE A HOME INSPECTION?
Buying a new home is a major investment. The purpose of obtaining a home inspection is to help a buyer find out all the material defects that exist before the sale is completed. In addition, the home inspection can be educational for the buyer understand the fundamental operation of the major systems and components of a house and routine maintenance procedures
WHAT IS INCLUDED IN A HOME INSPECTION?
A home inspection is a limited visual, functional, non-invasion inspection, conducted for a fee or any other consideration, and performed without moving personal property, furniture, equipment, plants, soil, snow, ice or debris, using the mandatory equipment and including the preparation of a home inspection report of the accessible elements of the following components of a residential building: structural components, exterior components, roofing system, plumbing system, electrical system, heating system, cooling system, interior components and ventilation system, fireplaces and solid fuel burning appliances, as described more fully in N.J.A.C. 13:40-15.16 (c)

IS THE HOME INSPECTION A WARRANTY?
A home inspection is not a warranty or guarantee of the conditions in the house. It helps to inform client of the conditions of the house, it's major systems and components, at the time of the inspection. The home inspection cannot eliminate, find or disclose all the problems during a visual and functional inspection.
ARE THERE TIMES WHEN A HOME INSPECTION IS NOT NEEDED?
We do not believe this is ever the case. A home inspection will give you information needed to purchase the house with confidence. In addition, you will learn and understand the many important areas of the house, and have the written report, which can be used for future reference.
REASONS A BUYER SHOULD NOT DO A HOME INSPECTION
A homeowner or buyer lacks the training, knowledge and expertise of a home inspector. The inspector understands the construction of a house, proper installation, home maintenance and safety issues. The inspector knows how the home’s major systems and components are suppose to function, and can identify issues and deficiencies
It is difficult for a buyer to remain objective and unemotional in the purchasing process, which can an effect their judgment. The best decision is to obtain an third party, impartial, professional in the field of home inspection
BEST TIME TO SCHEDULE A HOME INSPECTION
A home inspector should be contacted immediately after the contract or purchasing agreement has been signed. Be sure your sales agreement has the inspection clause, making your final purchase obligation contingent on the findings of a professional home inspection. The clause should specify terms and conditions that the buyer and seller are obligated. Recommend following the advice of your attorney throughout the buying process
THE INSPECTION REPORT AND HOW DEFECTS ARE REPORTED?
The report discloses the systems and components that are designated for inspection. It describes the material defects that substantially affects the value, habitability or safety of the dwelling, or function of a system or component, for the purpose of advising the client of the need for appropiate action found in systems or components and the reason the home inspector reported that a system or component contained a defect. When defects are found that substantially affects the value, habitability or safety of th dwelling, or function of a system or component, general recommendations are made to repair, replace or monitor a system or component, or to obtain examination and analysis by a qualified professional, tradesman or service technician.
WHAT IF I HAVE QUESTIONS AFTER READING THE REPORT?
It is our policy to inspect, educate and inform our clients during the inspection of the house. Compass is aware that a client upon reading the report will sometimes have difficultly understanding the information or recommendation describe within the various sections of the report.
