Home Inspections: Oil Tanks
OIL TANKS
There are 2 location areas of oil storage tanks on residential properties.
Above ground storage tank-which can be located outside the home, in a garage or crawlspace or can in basement
Underground storage tank- which is buried in the ground
Typical sizes of storage tank can be 275-330 gallons for above ground or 550-1000 gallons for underground
Life expectancy of buried storage tanks varies, depending upon the materials used to make tank, soil composition and method of installation. It is not unusual for buried storage tank to last 20 years or more, but eventually replacement may be necessary.
There are ways to have buried oil tanks inspected for leaks, integrity and estimated age. Compass can coordinate the arrangements for a NJDEP licensed company, with trained technicians using state-of-art equipment to conduct tank inspections.
It is highly recommended to have tank inspection performed prior to closing
Soil sampling from various locations and depths surrounding the tank can provide complete analysis of soil conditions and possible soil contaminations. Compass can coordinate the arrangements for a NJDEP licensed company, with trained technicians to perform the soil sampling.
It is highly recommended to have soil sampling performed prior to closing.
If an oil tank has to be removed or replaced, new technology has provided more choices. There are fiberglass tanks and double walled with corrosion protection. New generation oil tanks have double wall protection.
State of New Jersey has financial assistance programs for homeowners that have to remove buried oil tanks.
